Small wonder you can't find a digital copy anywhere, according to the Courtyard Books site (they are the publisher, I assume) only 300 copies were ever printed and they have only one copy in stock, while it's completely sold out at Miskatonic Books. This means that Book Request Rule No. 5 applies:
"The request must reasonably be able to be fulfilled (don't ask for super rare books that are not digitized and obviously no one has access to them)"
Miracles sometimes happen in such cases but they are rather rare.
